India’s Senior Housing Market Gets Rs 2,000 Crore Boost From HDFC Capital

New Delhi, July 25(APAC Media):  HDFC Capital is making a big bet on India’s growing senior living market. The company has partnered with Primus Senior Living to launch a Rs 2,000 crore investment platform that will develop senior housing projects across six major cities.
The platform will build communities for older adults through both ownership and rental models.
The investment also highlights how senior housing is becoming an important part of India’s real estate market. According to JLL, India’s population aged 60 and above is expected to rise from 162.2 million in 2025 to 346 million by 2050.
However, the country had only 22,157 organised senior living units as of June 2025, showing that supply remains limited despite rising demand.
Primus Senior Living founder Adarsh Narahari said more seniors are looking for independent, community-based lifestyles. HDFC Capital CEO Vipul Roongta said the partnership aims to help fill the funding gap for purpose-built senior housing projects.
HDFC Capital is also expanding into other specialised housing segments, including student accommodation and housing for industrial workers, as it looks beyond traditional residential real estate. Primus, backed by General Catalyst and entrepreneur Nikhil Kamath, develops senior living communities with healthcare, wellness and social facilities
